La casa e l'arredo interno
In un angolo di pace, isolato fra i boschi, le sorgenti e le grotte della Valle del Brenta a 12 km da Bassano del Grappa, nel cuore della regione Veneto, si colloca il sito de "I Calmi"(www.aicalmi.it). L'insediamento viene raggiunto con un piccolo fuoristrada lungo una stradina forestale di 400 mt. Il rustico che lo domina è stato costruito con la pietra locale verso la fine del 1800 ed è completamente ristrutturato, isolato termicamente e munito di sistemi di sicurezza e antincendio. E’a 4 piani, suddiviso catastalmente in due unità abitative, per complessivi 322 mq con tre accessi indipendenti. Il sistema di riscaldamento interessa tutti i locali ed è fornito di caldaia a gas metano. Nella casa si trovano 5 camere con 18 posti letto 3 servizi un salone uno studio-biblioteca due cucine con soggiorno pranzo, 3 camini a legna un forno da pane e da pizze. Le scale interne sono tutte in legno. Molti arredi provengono dall'artigianato locale o sono d'antiquariato. A ciò si aggiungono una cantina, un’officina e un terrazzo.
L'ambiente
Il clima è fresco d'estate (la piovosità prevalente è autunnale-primaverile, con circa 1.200 mm d'acqua) ed è mite d'inverno con scarse nevicate.
Per i suoi notevoli valori ambientali e paesaggistici è stato classificato, a seguito d'indagine geobiologica, quale sito “di culto e terapia". Dall’ ampio spiazzo attrezzato si può godere il panorama della valle. A “I Calmi” si giunge a piedi, dopo aver lasciato l'automobile nel parcheggio privato del fondovalle percorrendo una mulattiera per circa 500 m (10-15 min.). Una teleferica trasporta in alto materiali e cose. Per l'approvvigionamento idrico si utilizzano una sorgente d'acque minerali, due pozzi o l'acquedotto. E' stato costruito anche un piccolo laghetto, quale riserva d’acqua, ora ricco di ninfee e pesci rossi.
L'azienda agricola
I terreni pianeggianti attorno alla casa sono costituiti da ampi terrazzi adibiti a giardino e a colture orticole e d’altro tipo, tutte munite d'impianto automatico d'irrigazione a goccia e a pioggia. Le potenzialità per un'agricoltura di tipo biologico e terapeutico (piante medicinali e aromatiche) sono notevoli, date le caratteristiche dei terreni e delle acque, ricchi in magnesio. Vi si trova un orto, un vasto frutteto, un'area a piccoli frutti, pergole con vigna e kiwi, mentre è stato potenziato il preesistente castagneto . Complessivamente la proprietà ha un’estensione unitaria di quasi 4 ha, con inclusi prati e boschi misti, prevalentemente a carpino, tiglio, orniello e quercia. Ciò assicura l'autosufficienza in legna da ardere. Si possono sviluppare piccoli allevamenti domestici e tenere qualche cavallo (la stalla presente, ha ospitato una coppia di Avellignesi, assieme a diverse caprette). E’ incluso un laboratorio per apicoltura, che serve 20-30 arnie e sul fondo rustico è collocata anche una serra che potrà essere utilizzata per colture di funghi o d’altre specie (primizie di fragole selvatiche, ecc.). L'azienda ha una gestione in atto molto accurata.
L'intorno
I vasti campi da sci dell'Altipiano di Asiago si raggiungono in 30 min. di macchina, mentre a marzo con l'arrivo della primavera, iniziano le escursioni in montagna e sulle vicine Dolomiti. Il fiume Brenta è utilizzato quale palestra internazionale per gli sports d'acqua mentre le vicine pendici del Monte Grappa sono molto apprezzate per chi ama il parapendio. Le città storiche della pianura (Venezia, Padova, Vicenza, ecc.) si trovano a più o meno un'ora di macchina, raggiungibili anche con la ferrovia (linea Venezia-Trento) la cui stazione è lontana 30 min. a piedi. Si possono utilizzare anche mezzi locali (Bassano del Grappa è a 20 min.). Prossime sono pure le città murate di Marostica, Cittadella, Asolo, Castelfranco e numerose Ville venete. Molto amene, per escursioni anche in bicicletta, sono la Valsugana e la Val Belluna che continuano a nord, dopo poche decine di km, la Valle del Brenta stessa.
Il sito è ideale per incontri, attività di gruppo o comunità e quale luogo di raccoglimento e meditazione.
Può essere utilizzato anche quale "ecovillaggio" per isolarsi in un luogo sicuro e autosufficiente.
Esso confina col Parco naturale delle Grotte di Oliero che annualmente conta più di 30.000 visitatori. E’ quindi in posizione ideale anche per un eventuale sviluppo dell' agriturismo, del B & B e in genere del turismo culturale ed escursionistico. Un’occasione unica per i caratteri dell’edificio e degli arredi interni, per l’estensione dei terreni e le qualità dell’ ambiente e del paesaggio in questa Valle.

The house and the furnishings
In a quiet, isolated corner of the Brenta Valley, amidst trees, springs and caves, just 12 km from Bassano del Grappa and in the heart of the Veneto region, is to be found the vibrant location of "I Calmi" (www.aicalmi.it). The settlement can be reached with a small off-road vehicle along a 400 mt forest road. The lodge dominating the site was built using the local stone towards the end of the 1800s and has been completely renovated, insulated and fitted with security and fire-prevention systems. Its four floors are officially divided into two separate homes, 3466 sq. ft. in all with three separate entrances. The heating system equipped with a methane gas-fired boiler heats every room. The house has 5 bedrooms with 18 beds, 3 bathrooms, a hall, a study-library, two kitchens with a living-dining room, 3 log fires and a bread and pizza oven. All internal staircases are wooden. Much of the furniture is from local craftsmen or are antiques. There is then a cellar, a workshop and a terrace.
The environment
The climate is cool in summer (rainfall is mainly in spring and autumn, about 1200 mm of water) and mild in winter with occasional snowfalls.
Thanks to its outstanding environmental and scenic value it was classified as a site “of worship and therapy” following a geo-biological survey. The large clearing offers fantastic views over the valley. “I Calmi” is reached on foot, after leaving the car in the private car park on the valley floor, following a mule track for about 550 yd. (10-15 min.). A cableway carries materials and belongings up. Water is supplied from a mineral spring, two wells and the aqueduct. A pond has also been built as a water reserve, now rich in water lilies and goldfish.
The farm
The level grounds around the house host terraces used as gardens or for vegetable growing and the like, all equipped with automatic drop and rain irrigation plants. There is considerable potential for biological and therapeutic farming (medicinal and aromatic plants) given the characteristics of the earth and water rich in magnesium. There is a vegetable garden, a large orchard, an area for smaller fruits, pergolas with vines and kiwis, and the pre-existing chestnut grove has been extended. Altogether the property covers some 4 ha mixing meadows and woods, predominantly hornbeams, lindens, manna-ashes and oaks, guaranteeing self-sufficiency in terms of firewood. There is room for small domestic rearing and to keep some horses (the current stable, was used for a pair of Haflingers along with several goats). A beekeeping laboratory is included which serves 20-30 apiaries and at the base of the building there is a greenhouse that can be used to grow mushrooms or other species (wild strawberry firstlings, etc.). The farm is actually managed with care.
The surroundings
The extensive ski slopes on the Asiago Upland can be reached in 30 min. by car, while in March, with the onset of spring, hiking in the mountains and nearby Dolomites begins. The Brenta River is used as an international training ground for water sports while the nearby slopes of Monte Grappa are very popular with paragliding enthusiasts. The historical cities on the plain (Venice, Padua, Vicenza, etc.) are located more or less an hour away by car and can also be reached by train (on the Venice to Trento line). The station is a 30 minute walk away. Local public transport is also available (Bassano del Grappa is 20 minutes away). Close at hand are also the walled towns of Marostica, Cittadella, Asolo, Castelfranco and many Venetian villas. Very pleasant for bike trips is Valsugana and the Belluna Valley that stretch to the north after a few dozen miles, and the Brenta Valley itself.
The site is ideal for meetings, group or community activities and as a place of silence and meditation. The settlement could also be organized as a selfsustained ecovillage. It borders on the Grotte di Oliero Natural Park that welcomes some 30,000 visitors each year. It is therefore an ideal location for the development of farm holidays, B&B or cultural and excursion tourism in general. Das Haus und die Inneneinrichtung
Das Anwesen „I Calmi“ befindet sich wie eine Insel des Friedens, abgeschieden mitten in den Wäldern, nahe den Quellen und den Grotten des Brentatales, 12 km von Bassano im Herzen der Region Venetien (www.aicalmi.it). Es ist mit einem kleinen Geländewagen auf einem 400 Meter langen Waldweg erreichbar. Das dominierende, rustikale Haus wurde gegen Ende des 19. Jahrhunderts aus lokalem Stein erbaut und vollkommen restauriert, thermisch isoliert und mit Sicherheitssystemen gegen Einbruch und Feuer ausgestattet. Das Gebäude verfügt über 4 Stockwerke, ist auf insgesamt 322 qm2 in zwei unabhängige Wohneinheiten aufgeteilt und hat drei unabhängige Eingänge. Alle Räume sind mit einer Methangasheizung beheizbar. Im Haus befinden sich 5 Schlafzimmer mit 18 Betten, 3 Bäder, ein Wohnzimmer, ein Arbeitszimmer mit Bibliothek, zwei Küchen mit Esszimmer, 3 Kamine und ein Holzofen zum Brot- und Pizzabacken. Die Treppen im Haus sind alle aus Holz. Viele Einrichtungsstücke wurden von lokalen Handwerkern gefertigt oder sind Antiquariat. Außerdem gibt es einen Weinkeller, eine Werkstätte und eine.
Die Umwelt
Im Sommer ist das Klima frisch (Hauptniederschlagszeit im Herbst und Frühjahr mit 1.200 mm Wasser) und im Winter mild mit wenig Schneefall.
Auf grund der bemerkenswerten Landschafts- und Umweltwerte wurde das Anwesen nach einer Geobiologischen Untersuchung als „Kult- und Therapiestätte“ eingestuft. Von der breiten Terrasse genießt man das Panorama auf das Tal. „I Calmi“ erreicht man nach einem etwa 500 m langen Aufstieg (10-15 Min.) auf einem Eselspfad zu Fuß, nachdem man das Auto auf dem Privatparkplatz am Fuß der Anhöhe abgestellt hat. Eine Transportseilbahn befördert Material und Sachen nach oben. Die Wasserversorgung wird durch eine Mineralwasserquelle, zwei Brunnen oder die Wasserleitung gewährleistet. Als Wasserreserve wurde auch ein kleiner Teich angelegt, in dem nun Seerosen und Goldfische leben.
Die Landwirtschaft
Der flache Grund um das Haus verfügt über weitflächige Terrassen, die als Garten mit Gemüseanbau angelegt sind und alle durch eine automatische Bewässerungsanlage versorgt werden. Durch den Magnesiumgehalt des Bodens und des Wassers bestehen die optimalen Voraussetzungen für biologischen und therapeutischen Anbau (Heil- und Küchenkräuter). Es bestehen bereits ein Gemüse- und Obstgarten, ein Bereich für Kleinobst , eine Pergola mit Weinstock und Kiwi, während der vorhandene Kastanienhain vergrößert worden ist. Das Anwesen erstreckt sich insgesamt über fast 4 Hektar, einschließlich Wiesen und Mischwald, vorwiegend Buchen, Linden, Eschen und Eichen. Dadurch gibt es ausreichend Brennholz. Die Anlage ist auch für Kleintierhaltung und Pferde geeignet (Stall ist vorhanden, in dem ein Haflingerpaar und verschiedene Ziegen Unterkunft gefunden haben). Zudem ist eine Bienenzucht mit 20-30 Bienenstöcken vorhanden, und hinter dem Haus befindet sich auch ein Treibhaus, das zum Anbau von Pilzen, Walderdbeeren usw. geeignet ist. Gegenwärtig wird das Anwesen sehr sorgfältig bewirtschaftet.
Die Umgebung
Die ausgedehnten Skigebiete der Hochebene von Asiago sind mit dem Auto in 30 Minuten erreichbar, während im März mit dem Frühlingsanfang die Ausflüge in die Berge und die nahen Dolomiten beginnen. Der Fluss Brenta ist international für die Wassersportarten bekannt, während die Liebhaber des Paragliding die Höhen des nahen Monte Grappa schätzen. Die historischen Städte in der Ebene (Venedig, Padua, Vicenza) können etwa in einer Stunde mit dem Auto und auch mit der Bahn (Linie Venedig – Trento) erreicht werden; der Bahnhof ist etwa 30 Minuten zu Fuß entfernt. Es können auch lokale Busverbindungen benutzt werden (Bassano ist 20 Minuten entfernt). Nahe liegen auch die bekannten von Stadtmauern umgebenen Städte Marostica, Cittadella, Asolo, Castelfranco und zahlreiche venezianische Villen. Sehr gut geeignet für Ausflüge, auch mit dem Fahrrad, sind die „Valsugana“ und das „Val Belluna“, die nach wenigen km nach Norden weiterführen und das Brentatal selbst.
Das Anwesen eignet sich hervorragend für Treffen, Gruppenarbeit und als Ort zum Meditieren und Abschalten. Es kann auch als „Ökoinsel“ dienen, wo man sich an einem sicheren und autarken Ort zurückziehen kann. Es grenzt an den Naturpark der Grotten von Oliero, die jährlich von 30.000 Personen besucht werden. Die Position ist auch ideal für das Entstehen eines “Agriturismo”, eines B & B und allgemein für Kultur- und Ausflugstourismus. Eine einmalige Gelegenheit wegen der Eigenschaften des Gebäudes und der Inneneinrichtung, der Ausdehnung des Grundstückes und der Qualität von Umwelt und Landschaft in diesem Tal.
